Acceptable Use Policy
This Acceptable Use Policy ("AUP") applies to all users of CoHostOS and supplements our Terms of Service. Violations may result in immediate account suspension.
Required: Fair Housing Compliance
CoHostOS may not be used to discriminate in the rental or sale of housing based on race, color, national origin, religion, sex, familial status, disability, or any other characteristic protected by federal, state, or local fair housing laws. This includes:
- Using tenant screening tools to filter out protected classes
- Setting different rental terms for different groups
- Refusing to rent to families with children (where prohibited)
- Steering tenants toward or away from certain properties based on protected characteristics
Prohibited: Illegal Activity
- Operating short-term rentals without required local permits or licenses
- Collecting rent or security deposits in violation of local landlord-tenant law
- Using the platform to facilitate money laundering or tax evasion
- Storing regulated financial data (payment card numbers) outside of Stripe
Prohibited: Platform Abuse
- Creating multiple free accounts to circumvent plan limits
- Artificially inflating property counts by splitting single units across multiple accounts
- Using automated scripts to access or scrape the Service
- Attempting to probe, scan, or test system vulnerabilities
- Sharing your account with others outside your team (see multi-user plan features)
Prohibited: Harmful Communications
- Sending spam or unsolicited bulk messages via the inbox or SMS features
- Harassing, threatening, or abusing tenants, owners, or service providers through the platform
- Using automated messaging to send deceptive or misleading communications
Tenant Data Responsibilities
When you store tenant personal information (names, emails, SSNs for 1099s, etc.) you are the data controller and are responsible for:
- Having a legal basis for processing that data (typically a lease agreement)
- Complying with applicable data protection law in your jurisdiction
- Notifying tenants about how their data is used
- Responding to tenant data deletion requests within required timeframes

To report a violation of this policy, email hello@cohostos.co with the subject "AUP Report." We investigate all reports and respond within 5 business days.
